If you’re listing your home, with a great listing price & marketing strategy, you’ll likely get offers within a week or two of going on the market. Once you accept an offer, it’ll take 30-45 days for you to get to the Closing Table.

We’ll look at your home and see what similar homes have sold in the past 6-9 months near you. We’ll do a Comparable Market Analysis to help you come up with pricing strategy that is attractive to buyers and still pushes the market a little bit. This way, you’re not pricing your home too cheap and leaving money on the table, but you’re also not priced so high that buyers won’t look at it.

There are several trendy websites that will give you estimated values for you home. Most of the time, these values are wildly overestimated or underestimated. This means you’ll either be leaving money on the table or you won’t have any prospective buyers.

Instead, you’ll want a knowledgeable real estate agent who understands your local market to help you price your home. After all, pricing is both a science and an artform. An experienced local expert will always price your home better than a massive website algorithm.

If you hire a traditional real estate agent at a brokerage, you’d pay a 6% commission fee, split between the listing agent and the buyer’s agent. For a $350,000 home, you’d pay approximately $21,000, with Guidance Real Estate Birmingham, you’ll only pay approximately $14,300. That’s saving you over $6,000 that you can now put towards your next vacation!

Disclaimer: All real estate brokerages determine their own commission structure.

If you’re looking to buy a home, the first thing you’ll want to do is get pre-approved for a loan from a lender. This way, you’ll know how much you can borrow BEFORE you start looking at houses. If you need a lender, we have several trusted lenders who have done an excellent job helping our past clients.

It depends! If you’re buying a home, you’ll spend anywhere from a few days to a few weeks searching for your home. Once you put in an offer and it is accepted, Closing Day is usually about 30-45 days away.

When a seller lists their home for sale, they determine the commission for the agents on both side of the table – usually 6% total. These costs are often factored into the initial listing price. The commission is then disbursed by the seller at the closing table.
